Business first, code second

Every project starts with the number you need to move — leads, hours saved, response time, churn. The stack gets chosen to serve that number, never the other way around.

Engineered, not assembled

No page builders, no plugin roulette. Purpose-built systems with clean architecture, automated tests and monitoring — software that still holds up in year five.

One engineer, end to end

You brief the person who writes the code. Decisions happen in hours, not sprint ceremonies — and nothing gets lost between a salesperson, a PM and an offshore team.

Eight ways I take work off your plate. Every engagement is scoped around a measurable outcome — not a feature list.

Custom Web Applications

Client portals, booking engines, quoting tools — the workflows your business actually runs on, built exactly how you work instead of how a template thinks you should.

High-Performance Websites

Sites that load in under a second, hold their Google rankings and turn paid traffic into enquiries. Every build is measured against real Core Web Vitals — not promised.

CRM & Internal Tools

Purpose-built CRMs and dashboards that end the spreadsheet sprawl. One source of truth for your pipeline, your clients and your numbers — shaped to your process.

Automation & AI

Repetitive admin handed to software: data entry, follow-ups, document generation, reconciliation. AI where it genuinely earns its place — not where it looks good in a pitch.

Your systems, finally talking to each other. Clean, documented integrations between the platforms you already pay for — portals, payment providers, accounting, anything with an API.

Cloud & Infrastructure

Native iOS Development

Native iPhone and iPad apps built in Swift — for agents in the field, technicians on site and customers in their pocket. Fast, offline-ready, and shipped through the App Store, not a web page wrapped to look like an app.

In the industry since 2020

I’ve worked in real estate since 2020 — first in sales, prospecting, listing and chasing enquiries myself, then building software for agencies. I don’t need your workflow explained: I’ve lived it from the inside.

Between listing portals, CRMs, trust accounting and inspection apps, agencies run on a dozen systems that barely talk to each other. I build the connective tissue — automation and tools that cut the re-typing, route leads in seconds and give principals real visibility over the numbers.

< 2 min

Measured on recent agency builds

Listing & portal automation

Enter a listing once and it syncs everywhere. Domain, your CRM and your website. No more triple entry, no more mismatched prices.

Lead capture & routing

Enquiries scored and routed to the right agent within seconds, with full history attached — because the first agency to call usually wins the listing.

Property management dashboards

Arrears, maintenance, lease renewals and inspections on one screen — instead of six tabs and a Monday-morning export.

CRM built around your workflow

Your pipeline, your stages, your follow-up cadence. Not whatever an off-the-shelf CRM decided your agency should look like.

Owner & vendor reporting

Branded reports generated and sent on schedule, automatically — the kind of consistency that wins management agreements.

Performance where it counts

Listing pages that load instantly on a phone in a car outside the property. Speed is a feature buyers and vendors can feel.

Thirty minutes, free. You talk through the business problem; I map the moving parts and the quickest path through them. If custom software isn’t the answer, I’ll tell you that too.

Scope & fixed quote

A written proposal in plain English: what gets built, what it costs, when it ships. Fixed price, agreed upfront — the meter never quietly runs.

Data model, system design and interface direction agreed before a line of production code is written. Cheap decisions now instead of expensive rewrites later.

Build in weekly slices

Working software on a private staging link every week, with a short demo. You steer while steering is cheap — no six-week silences, no big reveal.

Launch & keep improving

Deployment, monitoring, documentation and handover — then ongoing support if you want a long-term engineer in your corner rather than a vendor who vanishes.

Put together, that’s the point of the whole process: you’re never more than one week from seeing exactly what your money bought.

Every tool below has earned its place in production. Nothing experimental holds your revenue, and nothing legacy slows it down.

If this list means nothing to you — good. It means anything I build can be maintained by any competent engineer, not just me.

★★★★★
Worked with QLD Engineering on custom software for my SMMA and honestly couldn't have asked for a better experience. They took the time to actually understand how the agency operates before proposing anything, which meant the final build fit the way we work instead of forcing us to adapt to it. Communication was clear the whole way through, timelines held up, and when I asked for tweaks they handled them without any drama. The end result has made a real difference to how efficiently the team runs day to day. If you're on the fence about who to trust with a custom build, these are the people. Highly recommend.

Built a custom SMMA software for me. I wasn't even sure it's possible but he made it work and it quadrupled my productivity. Definitely will hire him again.

He delivered slightly beyond schedule but somehow he's been able to rank us in top 5 google pages. Really satisfied with the results, we'll be working more with him to try to get rank 1

Who you’ll work with

Manuel, founder and software engineer at QLD Engineering

Manuel

Founder & Engineer · Gold Coast

I’m Manuel — the engineer you’ll brief, and the one who writes the code. I started in real estate at seventeen: five years of listings, buyers and open homes in Italy, teaching myself to code at night between inspections.

At twenty-two I crossed to the other side of the desk as the solo engineer for a property startup — custom CRM, website, REST APIs, servers, databases. For nearly three years I was the entire engineering department, which teaches you the only lesson that matters: ship software that works, and keeps working when nobody’s watching.

Since then the toolbox has kept growing — workflow automation and bots, native iOS test automation, web penetration testing and reverse engineering. Today I build from the Gold Coast for Queensland businesses of every kind: if your operation runs on follow-ups, paperwork and systems that don’t talk to each other, odds are I’ve already built the fix for someone like you.

Most engagements land between $6k and $60k AUD, depending on scope. Smaller automations start around $3k. You always get a written, fixed-price quote before any work begins — and if the budget and the ambition don’t match, I’ll tell you early instead of at the invoice.

In writing, like everything else. Every proposal includes a simple payment schedule agreed before work begins — typically a deposit to secure the start date, with the balance tied to delivered milestones you’ve already seen working on the staging link. No hourly meter, no surprises.

Automations: one to three weeks. Websites: three to six weeks. Full web applications and CRMs: six to twelve weeks. Whatever the size, you see working software on a private staging link every week — never a six-month black box.

Yes — one hundred percent. The repository, the infrastructure and the documentation live in your accounts from day one. If we ever part ways, you keep everything and any competent engineer can pick it up. No lock-in, ever.

Almost always. Legacy databases, half-finished builds from a previous developer, ageing CRMs held together with exports — integrating with and rescuing existing systems is a specialty, not an exception.

Yes, deliberately. You brief the person who writes the code, so decisions happen in hours instead of sprint ceremonies. For specialist work — visual design, penetration testing — I bring in trusted collaborators, but every line of code ships through me.

Less than you’d fear — by design. The code, infrastructure, documentation and accounts live in your name from day one, so any competent engineer could pick the project up mid-stream. That isn’t an accident; it’s the ownership model doing exactly what it’s for.

Your call. Some clients take the documentation and run it themselves; most keep a monthly support arrangement covering monitoring, updates and small improvements. Either way, launch day is a beginning, not a hand-off and goodbye.

Of course. Most projects run over video calls and a shared staging link, and I work comfortably across every Australian time zone. Gold Coast and Brisbane clients get the bonus of meeting in person.

You get a reply within one business day to set up a free thirty-minute call. On the call you describe the problem; if custom software isn’t the answer, I’ll say so and point you somewhere better. If it is, you get a written fixed-price proposal — and you decide from there. No follow-up sequence, no pressure.
